Sitting on a level site along Perth’s Esplanade, this striking four-level residence captures uninterrupted views across the Swan River to the city skyline. Architecturally designed and built by Giorgi Architects + Builders, the home blends modern sophistication with hotel-like refinement, offering a sequence of interconnected living spaces that feel expansive and intimately curated. Every detail, from the materials, custom finishes and beautifully crafted joinery to the bespoke furnishings curated by Sovereign Interiors and the rich herringbone floors by Woodpecker Flooring, has been beautifully considered to create an elegant and highly liveable home.

Externally, the residence is defined by a palette of white render and Marbellino plaster, articulated in crisp, modern lines with flat concrete roofs. Upon entry, a gated forecourt with a tranquil pond sets a serene tone before leading to a lobby that immediately signals the home’s refined materiality. To one side, a private gym and ensuite offer a discreet retreat, while storage, laundry and a four-car garage are seamlessly integrated.

The first floor unfolds with open-plan living spaces defined by light, flow and connection. A 1.9-metre-wide fireplace rises dramatically, tapering above the hearth and flaring outward to meet surrounding joinery, serving as a sculptural anchor within the space. The kitchen, dining and living area opens seamlessly to an alfresco terrace with a lap pool, framed by the river and city skyline. An adjoining scullery, wine cellar and powder room combine practicality with high-end detailing, ensuring the space functions as beautifully as it presents.

A stunning concrete spiral staircase ascends to the second floor that Giorgi architect Graham Hutton says was a feat. “With its very tight radius, it was a real challenge to execute,” he says. “It’s both a technical achievement and a sculptural focal point that guides the gaze upward through the home.” At the top of the staircase is an open-plan study that overlooks the void to the dining area below, as well as a sumptuous master suite, swathed in wallpaper and featuring glass-and-stone detailing, that takes in dramatic city views. A connecting passage leads to a family room and additional bedrooms, maintaining the home’s sense of openness and fluidity.

Curves recur throughout the interiors, from cabinetry and kitchen rangehoods to joinery, softening the geometry while introducing subtle luxury and tactile elegance. In many contemporary homes, square edges tend to dominate, but these curves provide high-end detail, luxury and a sense of softness.

The kitchen epitomises refinement with its Taj Mahal stone and Polytec finishes. A fluted island bench mirrors the home’s curvilinear motifs, adding texture and visual interest. A 7m-high skylight crowns the dining area, perfectly aligned with the residence’s circular design elements. Suspended above, a bespoke polycarbonate chainmail chandelier, originally created for The Lord of the Rings, adds a cinematic flourish, bridging artistry with architecture.

Woodpecker Flooring’s Coswick Series Crystal White timber in herringbone grounds the interiors throughout. “It’s a beautiful long board, light in colour, that brings real warmth to the home,” says Graham. “It complements the cabinetry and works perfectly alongside marble tiles to anchor the space.”

Outdoors, the alfresco area extends the home’s indoor-outdoor dialogue, with a bar and pool overlooking the river, allowing relaxation to flow effortlessly into entertainment.

From crafted joinery to bespoke furnishings and considered vistas, every element of this home has been orchestrated with precision. The result is a residence that balances bold architectural presence with comfort and elegance; a definitive expression of modern riverside luxury.

 

A stone-clad fireplace in Silver Pearl honed tiles from Bernini anchors the living area, complemented by an extended sofa and Coswick Herringbone Crystal White timber floors from Woodpecker Flooring. Custom Malerba lounge and cushions, designed to echo the bespoke cabinetry, are paired with Marelli coffee tables and an occasional chair, all from Sovereign Interiors.

From the moment of arrival, the home presents a rich material palette that is both sophisticated and inviting. The dramatic entry features curved glass and a sculptural spiral staircase, finished in Bernini Silver Pearl honed stone and Marbellino plaster.

In the kitchen, Bernini Versailles Quartzite benchtops are paired with Polytec Coastal Oak Woodmatt cabinetry and Gaggenau ovens, while a Zip HydroTap G5 Celsius Arc provides filtered water in brushed silk rose gold. The Reflex Angelo barstools from Sovereign Interiors complement the space, and fluted detailing on the island echoes the home’s signature curves. The light pendant is by Kelly Wearstler from The Montauk Lighting Co.

Open-plan living flows seamlessly, anchored by a Bernini Silver Pearl stone fireplace. The bespoke Reflex Angelo Dining Suite from Sovereign Interiors, crafted in Venetian glass with rotating centrepiece and Italian leather detailing, merges sculptural artistry with everyday functionality, bringing sophistication and family comfort to the space.

The cellar blends elegance and warmth with Lusso Taj Mahal Quartzite benchtops, Polytec Coastal Oak Woodmatt cabinetry, a The Montauk Lighting Co. pendant, and Marelli armchairs and side tablefrom Sovereign Interiors.

A chainmail-inspired skylight by Austaron Surfaces, crafted in bronze Kaynemaile, mirrors the dining space below. The bespoke pendant wraps around the circular skylight, becoming an architectural centrepiece that floods the space with natural light.

A bird’s-eye view reveals the living area anchored by Coswick Crystal White timber floors from Woodpecker Flooring and curated furnishings. Marelli armchairs and side tables from Sovereign Interiors complement Polytec Coastal Oak Woodmatt cabinetry.

Bespoke ‘Instyle Antwerp Achel’ wallpaper executed by MWD Interiors, edged in solid brass, envelopes the bedroom in texture and luxury. The Turri Roma Bed, designed by Monica Armani, is from Sovereign Interiors. The glass pendants are from Alti Lighting.

The ensuite combines privacy and drama with switchable glass and Bernini Silver Pearl honed stone floor and wall tiles. Brushed silk rose gold Scala tapware, Polytec Coastal Oak Woodmatt cabinetry, a freestanding Kado Lussi bath, and the Melange Elongated Sconce by Kelly Wearstler from The Montauk Lighting Co. create a contemporary sanctuary.

The infinity pool stretches to the horizon, offering uninterrupted views of the Swan River and city skyline.

Curated furnishings from Sovereign Interiors create comfort and sociability, while the pool and spa feature Beaumont Tiles Niebla Pale Blue mosaics and Bernini Silver Pearl honed stone floor tiles, blending elegance with relaxed outdoor living.

Inspired by hotel living, the home balances luxury with effortless liveability, its front elevation wrapped in soft, sumptuous Marbellino plaster for a refined and tactile finish.
